Dallas' Lincoln Property shopping eateries to open with new Arts District tower
With a lead tenant in tow, Dallas-based Lincoln Property Co. has been shopping its 25-story office tower in the Dallas Arts District to potential prospects, including restaurants.
The developer is working with the city to improve the pedestrian walkway in front of the building facing the adjacent Klyde Warren Park.
“We are meeting with various groups right now,” said Jake Young, who is overseeing the office leasing of the new tower with Lincoln’s Worthey Wiles.
“We are looking for the right concept that not only complements our tenants, but the park and our neighbors in the Arts District,” Young added.
The firm’s Robert Dozier is leading the leasing on the 260,000-square-foot building, called 1900 Pearl, at the southeast corner of Pearl Street and Woodall Rodgers Freeway. Lincoln Property is managing 1900 Pearl, which is owned by Goldman Sachs & Co.
The two restaurant spaces — one at 6,000 square feet and the other at 3,000 square feet — could offer anything from fine dining for Arts District visitors to a park-friendly fast casual restaurant.
Other tenant amenities in the building include:
A 14th floor tenant amenity deck with a balcony overlooking the park that will include wine lockers and a catering kitchen
A basketball court that will convert to a yoga room for classes with a fitness center
7,000 square feet of conference rooms
Adding a mini-amphitheater to the center of the campus with a stage area and raised green space for festival attendees
Add first-floor restaurant and retail space to the campus
Dallas-based HKS Inc. is the project architect. Austin Commercial of Dallas is the general contractor for the project.
The podium-style tower includes 10 floors of office space and nearly 11 floors of parking. In all, the tower will have a parking ratio of three parking spaces for every 1,000 square feet of rentable office space.
