Eureka! Hopes to Conquer Dallas, Austin Markets

Eureka! will open in the West Village addition, 3700 McKinney Ave., in November.
DALLAS–DFW-based Venture Commercial Real Estate is partnering with the owners of California-based Eureka! Restaurant Group to introduce its American cuisine, craft beer and small-batch whiskey to Texas diners.
The first two Eureka! restaurants in Texas will be located in Uptown Dallas’ West Village and on downtown Austin’s famed Sixth Street. Venture’s Larry LeonJonathan Cooper and Ross McCook represented Eureka! in the negotiation of both leases. 
“With its beautiful design, celebratory atmosphere and great food and beverage selections, Eureka! is looking to locate in high-density urban locations where they can really make an impact with their guests,” said Leon, a partner at Venture who heads up the firm’s Venturetainmentdivision focusing on restaurant and entertainment clients, to “They may consider top developments in high-density suburban markets as well, where there is strong daytime traffic and office density.”
Eureka! offers a menu made of locally sourced ingredients in a contemporary-meets-rustic atmosphere. The restaurant prominently features music, showcasing a singer/songwriter each week.
“When we were looking to expand our brand outside of California and the west coast, Texas was an obvious choice with its upscale restaurant scene and sophisticated consumers,” said Paul Frederick, managing partner of Eureka! Restaurant Group. “The Venture team, with their in-depth knowledge of the Texas market, has been a great partner to help us through our site selection process.”
The 4,100-square-foot Dallas restaurant and 1,000-square-foot patio will be located at 3700 McKinney Avenue in Uptown’s West Village mixed-use development, and is expected to open in November. Venture represented Eureka! and Robert Bagwell of R&D Urban Partners represented the landlord. 
The 5,000-square-foot Austin restaurant will be located at 200 East Sixth St. on the corner of Sixth and Brazos streets, and is expected to open by the end of the year. The Venture team shared tenant rep responsibility with Rance Wilemon of PLAT.FORM Real Estate. The landlord, Hannig Row Partnership, was self-represented.
The company is also interested in the Houston, and possibly, San Antonio markets.
“We have really enjoyed being a part of bringing this exciting new concept to Texas,” Leon said. “We will continue to work with Eureka! to find strategic urban and upscale locations in Texas’ great cities.”
